This relaxing retreat was built to view the sun, the moon and the trees. Nestled in a mature pine forest, the wind whispers through, caressing your ears in the summer, and the snow hangs elegantly on the trees in the winter. Part of a 50 acre tree farm and maple sugar bush, this well cared for property boasts abundant wildlife and a network of walking and skiing trails which take you past wetlands, cliffs and a variety of forest types.
Private and secluded, yet centrally located, Camp Hatteras is located seven miles north of Paul Smiths College on Rt. 30. You’ll be in one of the most varied wilderness areas of the park. We’re located in the middle of some of the Adirondack’s most dependable snow for cross-country skiing, with abundant groomed and backcountry trails nearby. The only professional sled dog races in the park occur here every February. The Adirondack Visitors Interpretive Center is five miles away and is open year round with wonderful trails and educational programs for the whole family. You’ll be 20 minutes to Titus Mountain Ski Center, Saranac Lake or Malone; 35 minutes to Lake Placid and its Olympic venues; 50 minutes to Whiteface Mountain. The Natural History Museum of the Adirondacks is 40 minutes away in Tupper Lake.
Camp Hatteras has three bedrooms and sleeps up to 8 people. Two of the bedrooms have two twin beds each and a third bedroom has a full. An open loft has a futon, which can be folded open for another person or two. Two bathrooms with showers make sure that no one is waiting. There is a complete laundry room for those making longer stays. There are toys for younger children to discover, and a high chair and “potty” for toddlers.
A wrap-around deck has a propane grill and picnic table in a screened porch. Bring some water jugs with you, as this 500’ deep well delivers the freshest, tastiest mountain water that you could ever want. You’ll want to take some home. There is a nice campfire spot for summertime marshmallow roasts or quiet fire gazing. The glass front woodstove sheds a warming glow across the great-room’s hardwood floors in the winter.
The kitchen is fully equipped with a microwave, electric oven and range, a dishwasher, and all of the things that make cooking healthy, hearty meals possible.
Firewood is supplied for our winter guest’s heating comfort, and a reasonable amount of campfire wood is available in the summer as well. The driveway travels about 200 yards in from the main road and is well plowed with plenty of parking. If you’d rather not heat with a woodstove, the electric baseboard heat is always there to keep you warm.
In the warmer months, there are nearby trails which are excellent for mountain biking with both backcountry roads and single-track. Designated horseback riding trailheads are less than a mile away. A “Wild and Scenic Study River,” the Osgood, flows nearby with put-in and take-outs within a couple of miles of your driveway. Drop-off and pick-up arrangements can be made. This is a “must paddle” for those interested in wildlife and scenery. Many have spotted the Bald Eagle who has a nest at the river’s edge. We are surrounded by many great fishing spots.
Your hosts, Bob and Sheila, are a former professional wilderness guide, and a life-long resident of the Paul Smith’s area. Between the two of them, good advice—connecting you to great experiences and unique destinations—is as close to a “sure thing” as you can get. The temporary use of their brains is complimentary!

Rental Agreement

The Landlord and Tenant agree to lease the Premises at the Rent and for the Term stated herein:

Tenant covenants and agrees as follows:
1. Not to assign this agreement or sublet the leased premises and contents, without written consent of the landlord.
2. To pay all charges of toll telephone calls, that shall accrue or be charged upon or against the leased premises during the said term. To permit the Landlord or his or her agents to enter the premises at reasonable hours in the daytime to examine or show same or to make reasonable repairs therein. To make no alterations in or on the premises, nor to use them for any purpose other than that of a single family dwelling without the written consent of the Landlord. To repair any and all damages caused by neglect or carelessness of the Tenant, family, guests or agents to the leased premises. The Tenant further agrees that the maximum nightly occupancy is limited to 8 persons.
3. At the end or other termination of this lease to make well and sufficiently repair, replace or pay for all furnishings, appliances, equipment and other personal property of the Landlord, etc., now in the leased premises that shall have been lost, destroyed, broken or damaged, otherwise than by reasonable use and wear thereof during the term. Nor to cut or destroy or permit to be cut or destroyed any trees, plants, or shrubbery thereon, and to quit and surrender the premises and furniture, etc., in as good a state and condition as they were at the time of taking possession of said premises, reasonable use and wear thereof and damages by the elements excepted.

Landlord covenants and agrees as follows:
1.To have the premises and contents clean in order for occupancy of said Tenant at the beginning of the term herein stated. To make all repairs to the leased premises necessary to maintain them in good condition provided however that such repairs are not the result of neglect or carelessness of the Tenant, family, guests or agents. To see that the premises, (including plumbing, heating, lighting, electrical and roof) are in good condition. And to allow said Tenant, on paying the rent and performing the covenants and agreements herein contained, to enjoy the leased premises, furniture, furnishings, etc., for the term hereby granted.

Additional Covenants

1. The security deposit may be used by the Landlord at the time the unit is vacated by the Tenant on account of breach of any covenant in this lease, or toward reimbursement of the cost of repairing any intentional or negligent damages to the premises beyond normal wear and tear caused by the Tenant, his or her family or guests; or other charges owed by Tenant. Any additional damage expenses, exceeding security deposit, will be paid in cash immediately upon receiving estimate for repair.

2. Landlord agrees the balance after payment of items as provided for above, if any, shall be returned within a reasonable period after Tenant vacates the premises. In the event a dispute arises pertaining to the security, the Landlord will continue to hold the security deposit until the disagreement is settled between the parties.

3. It is further agreed and understood that pets are not allowed in or on the leased premises.

4. It is further agreed and understood that smoking is not allowed inside any buildings on the premises.

5. The Tenant recognizes the inherent dangers of hiking, skiing, sledding, woodstoves, campfires and other activities available at Camp Hatteras. The Tenant is solely and fully responsible for any accidents or injuries that may occur to the Tenant and/or his/her family/guest(s) on the premises. The Landlords have taken all reasonable precautions to ensure the Tenants' safety.

It is agreed that the covenants and agreements herein contained shall bind the parties, their heirs, assigns, or legal representatives hereto.
